Search for $99 air duct cleaning near me from a Port St. Lucie or Stuart address and you will get a wall of nearly identical offers. Some of them are real. Most of them are a door opener, and the number on the invoice at the end of the visit looks nothing like the number in the ad. What the flat $99 covers
Our $99 price is a single-family home air duct cleaning for a house of roughly 2,500 square feet with up to 10 vents. That covers the whole system, not a sampler:
- Every supply vent in the home, cleaned back into the branch line
- The return, which in most Treasure Coast homes is the dirtiest single opening in the house

- Register covers pulled and wiped, not vacuumed through the grille

What counts as a vent
A vent is an opening in your ceiling, wall or floor that either blows air out or pulls air in. In a typical three bedroom Port St. Lucie house built in the last 20 years you will have one supply in each bedroom, one or two in the great room, one in the kitchen area, one in each bathroom and one large return in a hallway or ceiling. That usually lands between 8 and 11 openings, which is why the 10 vent line sits where it does.

- Damaged or disconnected duct repair. If we find a crushed flex run or a return that is pulling attic air, we photograph it and tell you. Sheet metal and flex replacement is HVAC contractor work.

Step 1: the price is per vent, not per home
The headline says $59 or $79. The fine print says up to 5 vents, or per system with a limit that no real house meets. Ten openings later you are at three or four times the advertised number.
Step 2: the free inspection finds mold
Every Florida duct system that has run through a summer has moisture history and dust. A photo taken with a bright light inside a dark duct will look alarming to anyone. That photo becomes the pitch for a sanitizing or antimicrobial package that adds hundreds of dollars in the driveway.
Step 3: the crew is on commission
If the person holding the vacuum earns more by selling you a package than by finishing the cleaning, you will be sold a package. That is not a character flaw, it is the pay structure. Ask how technicians are paid. The answer tells you what your visit will feel like.
Three questions that separate real offers from door openers
- Is the price for my whole house, and how many vents does it cover? A real answer is a number. A vague answer means the price will move.
- Will I see before and after photos of the same vent? Photo proof is cheap for an honest company and impossible for a company that only vacuumed the first six inches.
- What is the total if you find something you do not like? The correct answer is that the total does not change without you agreeing in writing first.

Two reasons. It is real when it is stated as a whole home price with a vent count attached, and when the company shows you before and after photos of the same openings. It is not real when the number is per vent, when the vent limit is five, or when a free inspection is part of the offer. The number itself is not the tell. The structure behind it is.
