Salt air, the barrier island, and what duct cleaning does and does not fix

If your house is on the barrier island in Indian River Shores, Orchid, Wabasso Beach or beachside Vero Beach, you already know what salt air does to metal. It does the same thing to an air conditioning system. Salt aerosol drifts inland off the Atlantic, settles on the condenser sitting outside your house, and works on the aluminum fins and the copper until the coil starts to give up years earlier than the same unit would inland in Fellsmere.

Here is the honest part, and it is the opposite of what a salesperson would tell you: duct cleaning does not fix salt corrosion, and nobody should sell it to you as if it does. Corroded coils, a pitted condenser, a failing capacitor: those are jobs for a licensed HVAC contractor, and if that is what you are dealing with, cleaning your ducts is money spent on the wrong problem.

What we can actually do for a coastal house is remove what has collected inside the duct runs and on the blower wheel. On the island that is usually a mix of fine sand, salt residue and ordinary household dust, and it is genuinely abrasive. It packs onto the blower wheel, it dulls airflow, and it is the reason so many beachside homes have one bedroom that never quite cools. Older Vero Beach homes and newer Sebastian builds need different answers

Indian River County is really two housing markets sharing a county line, and the right advice is different for each one.

Older mainland and beachside homes. A lot of Vero Beach, Wabasso, Roseland and Vero Lake Estates was built decades ago, and plenty of those houses are still running their original flexible ductwork in the attic. Flex duct does not last forever in a Florida attic. The inner liner goes brittle, the insulation compacts, and joints at the boots pull loose. This matters because if the liner in your flex duct is torn, cleaning it is the wrong purchase. Brushing a duct with a failed liner can open the tear further, and you would be paying us to clean a run that is pulling attic air anyway. In that situation we say so, we photograph it, and we tell you to price out replacement with an HVAC contractor instead. That is a worse day for us and a better one for you.

Newer developments. If you bought in one of the newer subdivisions around Sebastian, Fellsmere or west Vero Beach in the last two or three years, and nobody has renovated since, the honest answer is usually that you do not need a duct cleaning yet. The one real exception is the first year after construction. Builders cut drywall and tile inside the shell with the system roughed in, and construction dust ends up in the ducts and packed onto the blower. That is worth clearing once. After that, come back in five years or when something actually changes: a pet, a renovation, a musty smell, an allergy problem.

Scheduling around a house that sits empty part of the year

A large share of Indian River County lives here part of the year, and a closed-up house behaves very differently from a lived-in one. If you leave in May and come back in October, the single most useful thing on this page has nothing to do with duct cleaning: do not switch the air conditioning off while you are gone.

An empty Florida house with the system off will sit at whatever humidity the outdoors decides, and duct interiors, closet walls and the air handler cabinet are where that shows up first. Leave the system running at a higher setpoint, or on a humidistat or smart thermostat set to hold humidity down, and have someone look in on the house. A closed house with the AC running is a normal house. A closed house with the AC off for five months is a mold call waiting to happen, and that is a far more expensive visit than the one we are quoting.

The best time to book us is the week before you arrive back. You walk into a clean system instead of a musty one, and if the summer did cause a problem we find it while there is still time to deal with it before the season. The second-best time is right before you leave, so the house sits clean rather than sitting on a season of dust.

Dryer vents in Indian River County

Two things make dryer vents here worth paying attention to. The first is the long vertical run. Two-storey homes across the county vent the dryer up through the roof, sometimes twenty-five feet or more with several elbows, and every elbow is a place lint stops moving. Nobody cleans that with a brush from the laundry room, which is why so many of these runs have never been properly cleared since the house was built.

The second is the exterior hood. Out here the flapper on a vent hood takes a beating from weather and salt, and once it stops closing you have an open four-inch pipe on the side of your house. Along the lagoon, from Sebastian and Roseland down through Wabasso, that is an invitation for birds, and a nest in the vent line is a total blockage rather than a partial one.
